If you have had your land surveyed, it means that you have found out exactly where the boundaries of your property are. A full survey will look at deed documents, plat records, mortgages, and title papers to see where the stated boundaries are and then make sure that they match up with the actual physical boundaries. For centuries, surveying has used the same basic tools, the theodolite and a level and rod. Those tools were able to provide accurate information and were used to survey the world. However, these days, there is an even more accurate method of surveying your property. That is to use GPS.

GPS

GPS stands for global positioning system. It uses a series of satellites to pinpoint exactly where in the world you are. A GPS device will be able to find your longitude and latitude down to the minute and second, which can tell your location down to a foot or two. Because of this extreme accuracy, GPS devices are now being used in surveying so that it's possible to get the most accurate information possible.

Benefits of Using GPS

The biggest benefit to using GPS is the fact that it's so accurate. Another benefit is that it is much easier to use. If you have a high quality, accurate GPS device, you should be able to get a pretty good survey on your own. Of course, if you do your own survey, it won't be an official survey, and can be contested. A surveyor will be objective, and so their survey will be more official, and less able to be contested. The GPS surveying devices that surveyors use are much easier for them to use. That means that it will take less time for them to do their job, and will come back with a much more accurate result.

Disadvantages of Using GPS

There are some disadvantages of using GPS for a survey. The devices may have problems with measuring differences in height. The surveyor may have to place several benchmarks or waypoints around an elevation in order to correctly measure it.

If you are going to buy or sell a property, or you want to improve your property, you need to know exactly where your property lines are. The best way to figure that out is to have a surveyor come out and find out where your boundaries are, so that you will have the exact record.
